YYZ Mortgage ("we") is committed to protecting your personal information in accordance with the Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario law.

What we collect

  • Forms and calculator: name, email, phone (optional), city, postal district (first 3 characters only), age bracket, approximate property value and mortgage balance — only what you choose to provide.
  • Technical: IP address and browser type when you submit a form (used for security and consent records), and standard web analytics if enabled.

We do not collect SIN, date of birth, or financial account details through this website.

Why we collect it

  • To respond to your inquiry and provide mortgage advice and estimates you requested.
  • To send you marketing emails only if you separately opted in (you can unsubscribe at any time; we honour requests within 10 business days).
  • To meet regulatory record-keeping obligations as an FSRA-licensed mortgage practice.

Consent records

When you submit a form, we record the consent statement you were shown, the time, and your IP address, as required to demonstrate compliance with Canada's Anti-Spam Legislation (CASL).

Where your information lives

  • Cloudflare (site hosting, security, and our lead database). Data may be processed on servers outside Canada.
  • Resend (email delivery of lead notifications).
  • Our own client-management systems once you become a client, at which point full mortgage-application privacy disclosures are provided.

What we never do

We do not sell your personal information. We share it only with lenders and insurers you ask us to approach, and service providers listed above.

Retention

Inquiry records are kept as long as needed to serve you and meet FSRA record-keeping requirements, then securely deleted.

Your rights

You may request access to, correction of, or deletion of your personal information, or withdraw consent, by emailing hello@yyz.mortgage. You may also complain to the Office of the Privacy Commissioner of Canada.
